FAQs

Major works are substantial repairs, renewals or improvements to a building’s structure or services. For example, roof replacement, façade maintenance or lift upgrades. They are typically required when planned maintenance cannot address deterioration or when building safety or performance needs improvement. Earl Kendrick assists with planning, design, specification and delivery, ensuring that works are necessary, proportionate and cost-effective for all parties involved.

Under the Landlord and Tenant Act 1985, landlords must consult leaseholders before carrying out works where any individual contribution exceeds £250. The Section 20 process ensures transparency and allows leaseholders to comment on scope and cost. Earl Kendrick manages this process from start to finish – reviewing and helping to prepare notices, coordinating responses and documenting compliance – safeguarding clients against legal challenge and ensuring all voices are properly heard.

We often work alongside managing agents if appointed, and act for freeholders, resident management companies and resident’s committees. Our impartial approach ensures fairness to all parties. We help to prepare budgets, select appropriate contractors and supervise works on site, providing technical oversight and ensuring that outcomes meet both contractual obligations and lease requirements while delivering genuine long-term value.

We combine competitive tendering with technical scrutiny and ongoing site supervision. Specifications are carefully prepared to avoid ambiguity and ensure like-for-like pricing. During works, we monitor progress, certify payments and check workmanship to maintain quality. Our transparent reporting and cost management ensure that clients achieve durable, compliant results that justify expenditure and protect future maintenance budgets.

Our strength lies in combining technical expertise with a deep understanding of leasehold law and consultation procedure. We deliver projects efficiently, minimise disruption for residents and ensure full legal compliance throughout. By focusing equally on quality, cost and communication, we provide clients with reassurance that every aspect of their Major Works project is managed professionally, transparently and to the highest standard.
