Duplex and Single Storey Apartments in Fitzrovia, London
EK Structural Engineering were appointed to provide structural consultancy for a high-end residential conversion of two private properties in a 1700s luxury mansion block in West London. The properties are to be reconfigured internally and extended to the rear to improve the internal layouts as part of a high-end internal fit out.

Our Approach
Our scope of works was to undertake an intrusive structural survey to determine the form of construction. We were asked to build a 3D structural model with our findings to support the architectural design at RIBA Stage 3.
Proposed works include extending the lower ground floor with a walk-on glass ceiling, relocating the staircase within a duplex apartment, and reconfiguring floor levels and internal layouts. Parts of the design include structural steel framing to remove loadbearing elements and walk-on glass ceiling to provide a light-well.
The Result
The project benefited from a well-informed and carefully coordinated structural strategy that balanced architectural ambition with the realities of an existing building. Early understanding of constraints and load paths supported confident design decisions, enabling significant internal transformation while maintaining structural integrity. This approach laid the groundwork for a smooth transition from design into construction.
FAQs
Older properties often conceal critical structural elements that are not visible from drawings alone. Intrusive surveys allowed us to confirm construction types, load paths, and existing transfer structures, providing the certainty needed to design safe and efficient alterations.
A walk-on glass ceiling introduces both structural and service coordination challenges. The surrounding structure must support imposed loads while maintaining precise tolerances and a clean finish. This required careful detailing and integration with the surrounding floor structure.
The Revit model allowed structural elements to be coordinated closely with the architectural design, reducing clashes and improving clarity. It also helped the wider team visualise complex structural changes, supporting better decision-making as the design evolved.
Removing loadbearing elements changes how forces are distributed through a building. In this case, some elements sat beneath existing transfer structures, which required careful assessment and new structural solutions to safely redistribute loads without excessive movement.
Our hands-on approach and early involvement helped build trust and clarity across the design team. By combining detailed investigation with clear structural modelling, we supported ambitious design changes while keeping solutions practical and robust. This helped the project move forward with confidence and a shared understanding of the structure.
