FAQs

Asset Life Cycle Costing analyses the long-term costs of maintaining, repairing and replacing building components. By forecasting future expenditure, owners can plan budgets, spread costs and prevent unexpected financial pressures. The reports that we prepare are often termed Capital Expenditure Reports (Cap Ex), Planned Maintenance Plans (PMP’s) and/or Long Term Maintenance Plans (LTMP).  Earl Kendrick’s approach combines technical condition surveys with financial modelling to create a complete picture of asset performance, enabling smarter investment and more predictable property management.

A PMP covers all building elements from structure and services to finishes and external works. It identifies necessary works, their recommended timing and indicative costs. Our PMPs draw on survey data and relevant specialist reports to ensure all statutory and technical obligations are considered. This proactive planning keeps properties in good condition, supports safety compliance and avoids costly reactive repairs.

We begin with a detailed site inspection to assess condition, maintenance history and operational requirements. Each item is logged, prioritised and costed over a defined period (often 5–30 years). We integrate specialist data such as M&E, fire, façade and asbestos reports to ensure accuracy. The result is a clear, practical schedule that clients can use for budgeting, service charge planning and compliance reporting.

Freeholders, managing agents, resident management companies, and portfolio owners all benefit from knowing future expenditure in advance. It supports financial stability, transparency with leaseholders and investors, and improved decision-making for capital works. For occupiers, it provides reassurance that the property will remain safe, functional and attractive over the long term.

Our strength lies in combining survey accuracy with financial clarity. We translate complex technical data into clear, actionable forecasts that clients can rely on. Each plan is tailored to the property’s age, use and lease structure, ensuring it is comprehensive, affordable and easy to implement. With ongoing review and adjustment, our programmes remain responsive to changing conditions and budgets.
